Tighten and Inspect Hardware

With the continuous use of the garage door, vibrations can loosen hardware over time. Make sure you look at not only the sections with dents or rust, but the tracks, rollers, bolts, brackets, cables and springs. If you see a hinge broke, a cable fraying, a spring broke, a roller missing, or dent in section make sure to reach out to the professionals.

Test Door Balance and Safety Features

This should only be done by a garage technician because springs are dangerous. The balance of the garage door is important for the operation of the door and the operator/ motor. If the springs are not balanced & tightened properly it can cause extra work on the motor, wear out the springs, cause cables to break, and even damage the sections.

Photo eyes should be checked to make sure they are cleaned off from debris, lined up across from each other on the track, and working properly if something crosses the beam to stop the door. By rolling a ball or placing an object under the door while it is closing you can make sure the safety features are working. This should stop the door from coming down and reverse it, sending it back up. If this does not work properly, the photo eyes need to be re-aligned, and door should not be used until this is fixed.

Lubricate Moving Parts

Metal parts contract in the cold temperatures causing noise when the door is being opened and closed. By using a silicone or lithium-based lubricant on all the moving components i.e. rollers, hinges & springs this will help prevent excessive noise, lighten the stress and wear on the parts to allow the garage door to run smoothly.

Visually Inspect your Garage Door for any Gaps.

Best way to check for drafts, gaps or worn seals is by standing in your garage during the day and looking for any sunlight coming through the sides, bottom or top of the door. Also make sure to inspect the rubber seal around the door for broken, missing or cracked pieces. If you see light or worn seals, its best to replace the weatherstripping to prevent rodents, cold air and moisture from coming in.

By replacing the weatherstripping/stop mold it will help protect everything in your garage as well as prevent your heating system from overworking during the colder months especially if your garage is attached to your home.

Clear Junk and Debris out of your Garage.

Garage doors are open and closed many times during the summer tracking debris and dirt into them. Extra summer toys, sport equipment, and camping gear gets thrown in there for easy access. Fall is the best time to organize, put away and sweep out all the unnecessary clutter.

What does this have to do with the operation of the garage door?

Items being set next to the track can bend the track or can get caught in the cables causing the door to become mangled or not work. Extra dirt such as leaves can block the photo eyes causing the door not to operate for safety reasons.
